These General Terms of Use (hereinafter "Terms") govern access to and use of the website genovabb.it (hereinafter "Website"), operated by genovabnb.it S.r.l. Access to the Website implies full acceptance of these Terms.

These Terms apply to all Website users, whether occasional visitors, registered users or individuals using the services offered. Use of the Website requires reading and acceptance of these Terms, the Privacy Policy and the Cookie Policy.

Art. 02Service description

The Website genovabb.it is the digital platform of genovabnb.it S.r.l. and offers the following services:

• Hospitality — presentation and booking of short-term rental accommodation in the city of Genoa ("Le Dimore" section), managed directly by the Data Controller
• Cultural and tourism information — editorial content, neighbourhood guides, events and articles about the city of Genoa ("Scopri Genova" and "La Superba" sections)
• B2B Services — information for property owners interested in professional management of their accommodation ("Sei Proprietario?" section)
• Newsletter — periodic delivery of informational content ("Il Venerdì di Genova")

Art. 03Intellectual property

All Site content — including texts, photographs, illustrations, graphics, logos, trademarks, layout, source code, design and structure — is the exclusive property of genovabnb.it S.r.l. or their respective rights holders and is protected by Italian and international intellectual property laws (L. 633/1941, D.Lgs. 30/2005, EU Directive 2019/790).

Any reproduction, distribution, transmission, adaptation, loan, publication or public disclosure of Site content, in whole or in part, by any means and in any form, is prohibited without prior written authorisation from the Owner.

The trademark "genovabb.it", the logo and the motto "Ospitiamo per Passione" are registered or de facto trademarks of genovabnb.it S.r.l.

Art. 04Site usage

The user commits to using the Website in a lawful, diligent and respectful manner of the rights of others. In particular, it is forbidden:

• Using the Site for illegal, fraudulent or harmful purposes
• Attempting to access restricted areas of the Site without authorisation
• Performing scraping activities, automated crawling or systematic data extraction without the Controller's written consent
• Transmitting viruses, malware or other harmful code
• Using contact forms for spam or unsolicited commercial communications
• Reproducing, copying or reselling Site content without authorisation

The Data Controller reserves the right to block access to the Website to any user who violates these Conditions.

Art. 05Editorial and informational content

Editorial content published in the "Scopri Genova", "La Superba", "Osservatorio Turistico" and "Guide di Zona" sections is of an informative and educational nature. While striving to ensure the accuracy of information, the Data Controller does not guarantee the completeness, correctness or timeliness of all content.

Information about events, opening times, prices and availability is subject to change and is updated periodically from third-party sources. Users are invited to always verify information with event organisers or managers of the facilities mentioned.

Art. 06Bookings and hospitality services

Accommodation bookings are managed through the Octorate platform (Octorate S.r.l.). The tourist rental contract is perfected directly between the guest and genovabnb.it S.r.l. according to the specific conditions communicated at the time of booking and in accordance with the regulations on short-term rentals (D.L. 50/2017, conv. L. 96/2017 and subsequent amendments).

Prices indicated on the Website are indicative and subject to variation based on availability, seasonality and length of stay. The final price is the one confirmed at the time of booking on the Octorate platform.

Art. 07Links to third-party websites

The Website may contain links to third-party websites (eg. event organisers, ticketing platforms, social networks). The Data Controller exercises no control over such websites and is not responsible for their contents, privacy policies or services offered. The user accesses third-party websites at their own risk and responsibility.

Art. 08Limitation of liability

The Data Controller strives to ensure the continuity and proper functioning of the Website, but cannot guarantee that the service will be free from interruptions, errors or defects. The Website is provided "as is".

The Data Controller is not responsible for:

• Direct or indirect damage arising from the use of or inability to use the Site
• Inaccuracies, errors or omissions in informative content
• Content or services offered by third-party sites linked to the Site
• Changes in availability, prices or accommodation conditions
• Malfunctions due to force majeure, maintenance work or technical issues

Art. 09Changes to the website and conditions

The Data Controller reserves the right to modify, update or discontinue the Website and services offered at any time and without notice. These Conditions may be modified at any time; changes will be effective from the date of publication on this page. Continued use of the Website after changes are published constitutes acceptance of the new Conditions.

Art. 10Applicable law and jurisdiction

These Conditions are governed by Italian law. For any dispute arising from the interpretation or performance of these Conditions, jurisdiction shall lie exclusively with the Court of Genoa, without prejudice to the non-derogable provisions in favour of the consumer provided for in D.Lgs. 206/2005 (Consumer Code).
