It depends on which option you choose. With the Fixed Option you have no costs: we pay you a guaranteed fixed monthly fee. With the Variable Option our fee is 30% of the net amount after platform commissions. In other words, we only make money when you make money — our interests are perfectly aligned with yours.
With the Variable Option yes: the first 7 nights per year are free, after which a fee applies for lost income. Just give us reasonable notice. With the Fixed Option, the property is at our disposal for the entire contract period, but we can agree exceptions on a case-by-case basis.
The Variable Formula has a 12-month renewable contract with no exit penalty. For the Safe Formula we discuss the duration together during negotiations — we prefer to build long-term relationships that benefit both parties, but we're flexible and open to finding the best solution for you.
Absolutely not. We create everything from scratch: professional photography, optimised texts in multiple languages, publication on all major booking channels (Booking, Airbnb, Expedia, VRBO and over 10 others). If you already have active listings, we enhance and optimise them to maximise visibility and bookings.
Short-term rental income can benefit from the flat-rate tax regime, with preferential rates varying according to the number of properties and management method. The 2026 Budget Law introduced important innovations in this area. Each owner has a different tax profile, with significant differences that need to be carefully evaluated and planned. We recommend discussing with a trusted accountant to identify the most advantageous solution for your specific situation.
In over 10 years of operation we have never dealt with serious damage. We perform a thorough check of the property after every single check-out, which prevents the accumulation of micro-problems. For the rare cases of damage by guests, platforms like Airbnb and Booking offer host protection programmes and our documentation procedures guarantee reimbursement. With the Safe Formula routine maintenance is entirely our responsibility.
